Roof Inspections
Whether you need minor roof repairs or a complete roof replacement, the first step in the process is an inspection. During this process, an experienced Icon Roofing employee checks out all aspects of your roof to look for specific areas of concern. Our roof inspection services include, but isn’t always limited to, the following:
Attic
We make sure it’s properly ventilated and there are no water stains or other signs of water leakage.
Interior
Where there’s an area of concern, there’s usually evidence of leaks like water stains on your ceiling.
Roofing Layers
The more layers your roof has, the more time that’s required in order to remove and replace them.
Roof Decking
If your roof’s decking is compromised we’ll know when we test for sponginess or see loose nails.
Vents
Ventilation pipe jacks are notorious for coming loose and causing leaks, but areas of concern are easy to identify
Shingles
Loose shingles are often caused by improper installation and storms, but we can spot bad ones by looking for loose nails, bumps, plus wear and tear.
Skylights
Although sealed, skylights can be cause for concern and our team gives each of them a thorough once over for integrity.
Chimneys
As a roof penetration, chimneys can cause leaks due to deteriorated mortar, flashing, and chimney cap.
Flashing
As a metal component that’s used where roofing meets walls, chimneys, or open valleys it can also be an opportunity for water seepage.
Gutters
We’ll check for damage or cracks throughout your gutter and downspout system.
Roof Replacement & Installation
When it comes to replacing a roof, just about every roof eventually needs to be replaced. Whether you have a shingle, tile, flat, metal, or foam roof, the materials eventually degrade. And when your roof is beyond repair, a new installation is your only option.
To replace an old roof with a new one, we must remove all of the original roofing material, assess the need to replace decking or sheathing, install a new water barrier, underlayment, and drip edge, and give the work a thorough inspection for readiness upon completion.
We install new shingle, tile, and foam flat roofs for both commercial and residential use. The replacement method can vary based on roof size, slope, and material type. Generally speaking, asphalt shingle roofing is the most cost-effective option; however, it may not be a feasible option for every roof type.
Roof Maintenance
Roof maintenance is key to your roof’s longevity and begins with an inspection. Inspections should include an assessment of the roof’s overall condition and, in Ahwatukee, be conducted twice a year – but at the least, once a year and shortly before monsoon season sets in.
Maintenance tasks include minor roof repairs, such as replacing loose shingles, tightening down any loose components, and re-sealing penetrations. Furthermore, dirt and debris should be cleaned off. Leaves, twigs, and pinecones can all create pooling, which in turn leads to leaks over time. Moisture trapping debris can also lead to mold issues, though less common in the Sonoran Desert.
Finally, if the home has gutters, a maintenance check for blockages and clearing out any debris can prevent potential roof damage.
Leak Detection & Repair
If your roof is leaking, our team will quickly identify where and why. Once the issue is known, we can effectively address the problem. The most common reasons for a leak include failure to conduct regular maintenance, dried-out caulking seals, missing or damaged shingles (especially in valleys), and damage caused by storms – heavy rain, high winds, blowing debris, and fallen trees or tree branches.
If you have a serious leak, your ceiling’s drywall will bulge out and eventually burst open or you’ll see water leak through ceiling fixtures, like fans, light fixtures, and A/C vents. Be sure to call immediately to prevent additional damage.
Storm Damage Repair
Ahwatukee’s monsoon season can drum up some fairly intense storms, each of which has the potential to cause significant roof damage. The most common ways storms leave their mark on your roof is through high winds blowing shingles and tiles off, heavy rainfall causing pooling and backflow, trees falling over, branches breaking loose from trees, hail damage, and debris caught up in high winds that strikes your roof.
A plus side to living in Ahwatukee is that you don’t have to worry about snow damage or ice storms. A downside is the heat will do a number on poorly made seals and dry out low-quality caulking.

Icon Roofing tackles commercial building repairs and replacements in Ahwatukee too. Ahwatukee Roof Types
We specialize in repairing and replacing the following roof types.
Tile Roofing
Tile roofs have been used to protect buildings dating back thousands and thousands of years to around 10,000 BC in both China and throughout the Middle East. There’s archeological evidence to show that Ancient Romans and Greeks alike used terracotta tiles to roof many of their buildings. Today you find tile roofs still being used across neighborhoods throughout the state due to their affordability, versatility, and aesthetic appeal.
The most common types of materials used for tile roofs include:
- Terracotta (or clay)
- Concrete
- Slate
- Metal (aluminum, steel, copper, etc.)
- Synthetic or composite
- Wood shakes
Shingle Roofing
When discussing shingle roofs, we’re most commonly referring to modern, asphalt products. However, shingles are made in a variety of other materials.
Shingles have a number of advantages, including their affordability, range of colors they’re available in, and their ease of installation. They also perform well, holding up to extreme weather events, and providing decent levels of insulation.
Shingles lack the fanfare that tile roofs get, plus they don’t last quite as long.
Foam / Flat Roofing
Foam roofs use spray polyurethane foam (SPF) as its main component which does a great job at creating a solid, well sealed, and continuous layer across the roof’s surface.
Foam is great at insulating and its seamless barrier keeps water and critters out. Foam is a great option for irregular roofs, they hold up very well to monsoon storms, and thanks to their protective UV coating, they repel the summer sun on the most sweltering days.
Frequently Asked Roofing Questions
We aim to address your property’s storm-damaged roof as quickly as possible in effort to prevent any further damage to the interior of your home or long-term damage to its structure.
We operate on a first-come, first-serve basis. If you’ve experienced roof damage due to wind, rain, or hail, please reach out at your earliest convenience.
Critters can do a lot of damage if you’re not careful. Animals can do structural harm by chewing through roofing materials, creating holes. Their nests can clog gutters, impede water flowing through valleys, and even block roof vents. Nesting animals’ feces can also bring along various diseases, plus they can spread fleas and mites to pets.
If your roof is in disrepair and getting close to requiring a full replacement, the best thing you can do is speak with an experienced roofing contractor about whether to patch or replace.
An Icon Roofing team member can assess your existing roof and its damage, review the costs associated with a repair or replacement, and discuss the pros and cons of each.
Weather undoubtedly is the most common cause of damage to any roof, commercial or residential. Additionally, poor maintenance leads to a lot of unnecessary and expensive repair work, trees and overhanging limbs will cause damage and clog gutters, and animals – bugs, rodents, and birds that nest, burrow, and scavenge.
Another common cause of roof damage, one that we see all too often, is faulty work. Poor installation, inadequate knowledge, and low-quality materials lead to reduced lifespans and increased vulnerabilities. Always turn to licensed and bonded contractors when conducting roofing.
While each homeowner’s insurance policy differs, typical coverage includes weather-related damage; however, wear and tear usually is not included. You’ll want to make sure you understand your coverage limit and deductible. Check if your policy includes any exclusions too.
Lastly, when it comes to replacing a roof, you may hear the terms actual cash value and replacement cost. This means that some policies are designed to pay the depreciated value of the roof rather than the actual cost of a brand new one.
With proper maintenance, a tile roof can last 50-plus years, many have lasted much longer. The typical lifespan of a tile roof in The Valley is between 20 to 30 years before it needs to be replaced. Asphalt shingles last anywhere from 15 to 25 years on average. And while foam roofs can stay in use for as many as 20 years, they need to have their protective coating reapplied every five to 10 years.
There are a number of different factors that must be considered when determining the cost to install a new roof. This includes the roof size, complexity of its design, its slope, number of stories off the ground, demolition requirements, materials chosen, and more.
However, with all things considered equal, a 3,000 square-foot house tiled roof is in the $20,000 to $25,000 range on the low-end. A shingle roof would range from around $18,000 to $22,000. While a foam roof can cost $25,000 to $30,000.
Keep in mind that these are merely ballpark figures and to get an accurate estimate to replace your roof, we’ll need to send out an expert to conduct a full assessment of your property.
