Roof Inspections

Before beginning any repair or replacement work, a full roof inspection should be conducted. This is exactly what Icon Roofing does as it ensures nothing is overlooked and puts property owner’s minds at ease. Our inspection process is comprehensive and includes checking all common areas of concern, such as:

Attic

An attic inspection is key for identifying leak stains, damaged plywood decking, and potential ventilation issues.

Interior

If your roof leaks, there’s often signs of stains or bulging on walls and ceilings.

Roofing Layers

Some roof types are layered on top of one another when installing new materials, but this can lead to failure points and more costly demo for replacements.

Roof Decking

Missing nails and sponginess are telltale signs of decking that has water damage or could potentially fail.

Vents

Though you may not have any leaks due to penetrations like pipe jacks, a proper inspection can prevent future problems.

Shingles

Whether worn, missing, or simply loose, we identify them visually, see if any nails are missing, and look for unnatural bumps.

Skylights

A skylight can leak from a number of areas, so we diligently check all seals.

Chimneys

Your chimney can leak in a number of ways, including through broken mortar, damaged flashing, or a missing chimney cap.

Flashing

If the flashing around the roof’s edges, within valleys, or around penetrations like chimneys is damaged, water can seep in.

Gutters

If you have gutters that are blocked, they can cause water damage to the roof, so they must be checked for debris.

Roof Replacement & Installation

All good things must come to an end and your once pristine, new roof is no different. Whether you have shingles, tiles, metal, or a foam roof, it will eventually deteriorate and need to be replaced. But keep in mind that some roofs may be repairable and our team will let you know if you can make repairs and avoid a complete replacement for a few more years.

When our team replaces an old roof with a new one, we begin by removing all of the old roofing materials. We also assess the need to replace any damaged decking or sheathing in the process. We then install new underlayment, water barrier, and drip edge as part of the service. To ensure your new roof holds up to Arizona’s extreme weather, we also conduct a complete inspection upon completion.

We specialize in new shingle, tile, and foam roofs and work on both residential and commercial structures. The method used to replace your roof can depend on a number of key factors, including its size, slope, and material type. Keep in mind that asphalt shingle roofs are the most cost-effective for you budget-conscious property owners.

Roof Maintenance

If you can get your roof inspected twice a year, before and after monsoon season rains down on the Mesa area, you ensure the roof isn’t susceptible to damage and extend its life expectancy. Otherwise, an annual inspection prior to the monsoons arriving is a great way to ensure the storms don’t worsen a problem area.

When performing general roof maintenance, loose shingles are addressed, components are tightened down, and cracks around penetrations are re-sealed. We don’t want moisture to pool on the roof after it rains, so if there are any leaves, twigs, or other debris it’s swept off.

To prevent roof damage from overflowing gutters, as part of the maintenance check, any debris is removed from gutters.

Leak Detection & Roof Repair

Have a roof that’s leaking? If so, we’ll dispatch a team of pros to quickly identify and repair the damage. But be sure to call immediately, as the longer you wait, the worse the damage may be.

Roofs often leak due to poor maintenance, missing shingles, failed caulking around roof components, and high winds and rain during storms (often causing trees to fall over and branches to come loose). You’ll know you have a leak when you see water inside your home. Most commonly coming through a fixture in your ceiling, like the fan, lights, or ventilation. But it’s also common for small leaks to stain and cause sheetrock to bulge out on your ceiling.

Storm Damage Repair

Mesa residents know how bad and damaging monsoon season can be. High winds sweep in airborne debris, including patio furniture and sunbrellas, it causes roofing to come loose, blows over trees, and causes tree branches to break off. Heavy rain has a tendency to pool and pooling water will find ways to seep in.

As a Mesa property owner, you obviously don’t have to worry about winter storm damage, but hailstorms can and will do a number on your roof. Another major problem for Central Arizona is the summer heat and sweltering sun that’s known to cause caulking and rubber seals to dry out and fail.

Commercial Roofing

Looking for tile, shingle, or flat foam roof repairs on your Mesa commercial building? If so, contact Icon Roofing today for a quick quote for your multi-family community, school, church, office, retail store, hospital, or hotel.

Mesa Roof Types

We specialize in repairing and replacing the following roof types.

Tile Roofing

Archeologists have found evidence of tile roofs dating back to 10,000 BC in both China and parts of the Middle East. Furthermore, discoveries show Romans and Greeks using the technology as well. This roofing method has stood the test of time and continues to be a popular choice for homeowners and builders due to the abundance of options and affordable materials tiles come in.

You’ll find roof tiles come in many material types, such as:

  • Terracotta (or clay)
  • Concrete
  • Slate
  • Metal (aluminum, steel, copper, etc.)
  • Synthetic or composite
  • Wood shakes

Shingle Roofing

You may see shingle roofs in a few different materials, but throughout Central Arizona over the past several decades, when discussing shingles, we are referring to asphalt ones.

Asphalt shingles don’t last quite as long as tiles nor are they as desirable; however, they cost considerably less, look great thanks to the dozens of colors they come in, they do a great job of standing up to the elements, plus they’re much easier to install.

Foam / Flat Roofing

While spray polyurethane foam (SPF) roofs are great and create tight, watertight seals and a continuous flat layer across irregularities, they do require maintenance checks.

Benefits of SPF roofing is its affordability, it stands up very well to the worst monsoon storms and it creates a solid insulation barrier to the Sonoran Desert’s intense summer heat thanks to its UV coating.

Frequently Asked Roofing Questions

Have questions about your roof repair or replacement? If so, see if your question is answered below. If not, reach out to our team today to speak with an experienced roofer.

We aim to address your property’s storm-damaged roof as quickly as possible in effort to prevent any further damage to the interior of your home or long-term damage to its structure.

We operate on a first-come, first-serve basis. If you’ve experienced roof damage due to wind, rain, or hail, please reach out at your earliest convenience.

Critters can do a lot of damage if you’re not careful. Animals can do structural harm by chewing through roofing materials, creating holes. Their nests can clog gutters, impede water flowing through valleys, and even block roof vents. Nesting animals’ feces can also bring along various diseases, plus they can spread fleas and mites to pets.

If your roof is in disrepair and getting close to requiring a full replacement, the best thing you can do is speak with an experienced roofing contractor about whether to patch or replace.

An Icon Roofing team member can assess your existing roof and its damage, review the costs associated with a repair or replacement, and discuss the pros and cons of each.

Weather undoubtedly is the most common cause of damage to any roof, commercial or residential. Additionally, poor maintenance leads to a lot of unnecessary and expensive repair work, trees and overhanging limbs will cause damage and clog gutters, and animals – bugs, rodents, and birds that nest, burrow, and scavenge.

Another common cause of roof damage, one that we see all too often, is faulty work. Poor installation, inadequate knowledge, and low-quality materials lead to reduced lifespans and increased vulnerabilities. Always turn to licensed and bonded contractors when conducting roofing.

While each homeowner’s insurance policy differs, typical coverage includes weather-related damage; however, wear and tear usually is not included. You’ll want to make sure you understand your coverage limit and deductible. Check if your policy includes any exclusions too.

Lastly, when it comes to replacing a roof, you may hear the terms actual cash value and replacement cost. This means that some policies are designed to pay the depreciated value of the roof rather than the actual cost of a brand new one.

With proper maintenance, a tile roof can last 50-plus years, many have lasted much longer. The typical lifespan of a tile roof in The Valley is between 20 to 30 years before it needs to be replaced. Asphalt shingles last anywhere from 15 to 25 years on average. And while foam roofs can stay in use for as many as 20 years, they need to have their protective coating reapplied every five to 10 years.

There are a number of different factors that must be considered when determining the cost to install a new roof. This includes the roof size, complexity of its design, its slope, number of stories off the ground, demolition requirements, materials chosen, and more.

However, with all things considered equal, a 3,000 square-foot house tiled roof is in the $20,000 to $25,000 range on the low-end. A shingle roof would range from around $18,000 to $22,000. While a foam roof can cost $25,000 to $30,000.

Keep in mind that these are merely ballpark figures and to get an accurate estimate to replace your roof, we’ll need to send out an expert to conduct a full assessment of your property.
